Truly a lot of us are easily engaged in this kind of a living. Yes, you have your own unit at a famous high-rise building in the metro. But that doesn’t end there. Living in a condominium comes up with rights and responsibilities. If you haven’t heard of this before, hmmmmm… well it is really exists. Want to know what are the rights and responsibilities of a condo owner? Good! I lay down in the table for you!
Your rights
As the unit owner you have the right to:- Vote on matters presented the at owner’s meetings
- Elect board members
- Participate in governing the community by attending general meetings.
- Review corporate records or get information on the management or administration of the corporation
- Request meeting of owners and that an issue may be added on the meeting agenda.
- Have access to common areas like pool, gym and other amenities
- Buy insurance on your unit and your own belongings
- Take legal actions to resolve disputes with the corporation, the board and the owners
- Legally challenge improper conduct of the developer, director, condominium employee, co-owners and the condominium corporation.
- Receive your monthly and updated association dues
- Know the Association updates
- Have a peaceful and quiet environment
- Have a clean and safe condo amenities and facilities
- Have pets in your condo
- Be informed of Condo House Rules
- Privacy
- Have additional facilities inside your Condo
Your responsibilities
As a unit owner, you must- Pay your monthly fees or association, including special assessments, chargebacks or liens on time
- Maintain and repair your unit
- Follow the condominium declaration, rules and by-laws
- Abide by the Act, declaration and the rules and by-laws, and to have your family, guests, tenants to do the same thing.
- Resolve disputes through discussion, mediation, court order or arbitration
- Elect a board to govern the condominium property and run the community
- Attend Condo Association meeting regularly
- Maintain a noise-free, peaceful condo unit
- Maintain a clean condo unit
- Watch over and take care of your pets
- Observe Condo rules at all times
- Have a good responsibility with your neighbors
- Settle your payments for your utilities regularly
