But after you have made your decisions regarding property location, style, you can further refine your search by determining which condo features are mostly important for you. Here are some features you must consider before signing the papers.
Age Restrictions
There are condominiums that have age restrictions that you must deal with carefully, to ensure that there is no discrimination in any way. Usually, these kinds of communities cater older population, as with condo retirement communities. These communities are commonly marketed as “retirement communities” with an offering of regular, intellectual and personal activities. While children and grandchildren are usually permitted to visit, many communities limit their overnight stays to a certain number of days per visit or days per years.

Appliances
There are certain communities that offer upgraded appliances such as stainless steel ranges, refrigerators and microwaves. There are also units where-in no additional appliances available. It is for you as the owner to bring in your stuffs, so better to look up those units that have appliances in hand.
Common Areas
These areas and amenities often draw attention to particular communities. A boat dock or marina for example, might be very good for boat lovers. A sports alley with billiard hall, tennis court, basketball court could catch huge attention to sports enthusiasts. Those who enjoy plants and flowers may be drawn to a community that has beautiful garden, maybe a Zen or botanical is a great one!

Parking
Parking conveniently is an important consideration when looking for a condo unit. Most of the developments have parking onsite, commonly on basement and first 5 floors of the building. Frequently each unit will be assigned a certain number of parking passes. These passes were depends on the number of bedrooms in each unit.
Some communities also have gated parking area guarded by security personnel to prevent anyone other than the owners or guest from entering the area. This added security may be viewed as a very valuable thing to condominium owners.

Social Opportunities
They say that condo living is instant social living. You have neighbors at your right, left, even in-front, on top and bottom. This is a good feature to consider if you love social activities. You can talk with residents about the opportunities that exist in the community.
A variety of regular scheduled events may be offered such as potluck suppers, book clubs, or pool parties.
The events can be on-site or may involve traveling to take advantage of nearby attractions like museums, sporting events, and concerts.

Storage
Owners don’t have access to garages, tool shed, attics and basements. With that the units must have an adequate storage space. If storage is important to you, you should look for sufficient bedroom closets, kitchen cupboards, entry closets, living and dining room cabinets and bathroom storage.
If you have a lot of things in your bag, you must really consider storage areas in your room.
